1. Multiple Listing Service inclusion. Over 4500 agents in the Charleston Tri-County will have 24 hour access to information, photos, virtual tours and details about your property. Why is this important to you? Due to the fact that over 80% of all buyers are working with a Realtor, we want immediate exposure to these agents NOW.

Why is this important to you? With over 75% of all buyers beginning their property search online, we want to make sure that your property is included in as many websites as we can. (residential and commercial listings will be included in those websites devoted to that criteria).

3. Buyer Agent Specialist Promotions:
    Promoting your property listing to more than the TOP 50 buyer's agent specialists in your market area. Email blasts, color flyers and telephone canvassing to those agents who are make up the top percentage of buyer agents in that area or niche market.

4. Broker Incentives / Buyer Incentives:
    In today's market, there are more and more properties for buyers to choose from AND for their agent to choose and promote for them. By offering those buyer agents incentives such as higher co-op commissions, bonuses, gift certificates, etc, these agents will get EXCITED about showing your home and not your competitors. It works the same with buyers! Offering buyer incentives like allowances, moving expenses paid, closing cost assistance, gift and travel certificates, HDTV's, memberships and the like will certainly set you apart from all those other homes on the market today!

5. Staging to sell! 
    First impressions are critical. A buyer will know within the first 15 seconds of walking through the door if they are going to buy this house! It is those first few seconds that we must make our listing stand out. Keep in mind, there are a lot of available homes on the market to choose from and what will keep your home in the minds of buyers? We will assist you in professionally staging your home to keep the interests of buyers by: removing clutter and odors, brightening rooms, redecorating, re-positioning furniture, etc., etc.

6. Advertising: The Post & Courier, Charleston City Paper, MUSC Catalyst, the Moultrie News, the State, Homes & Land and various other weekly publications are used in my print media mix as neccessary. In some cases, our print advertising includes The Wall Street Journal and other regional or national publications.

7. Signage and flyers: Proper placement of signs and directional signs are crucial in attracting eyeballs. Full-color brochures or flyers are placed on the signs for immediate need for potential buyers.

8. Feedback and Communication: We provide you with feedback from agents who have shown your property within a timely manner. We give you comments and suggestions from what agents and their buyers liked and didn't like about your property. For a successful sale to take place, all parties must be educated about the truth, it could be the ugly truth, and how the market is changing. We keep you updated on our marketing efforts and the market on a consistent basis. 

9. Postcard Marketing: Full-color postcards are sent out to: neighbors, potential move-up or scale-down customers and our database of past customers. We have sold several houses over the years to customers who are friends of neighbors! It can happen to you. 

10. Database Marketing: Depending upon the property type, we will design and implement email blast campaigns and/or postcard mailings to a psychographic database (that we purchase) of potential buyers whose desires and needs and matched with your property.

11. Email Blasts: Full-color advertisements of your property are e-blasted to a database of Realtors, Brokers, and Buyers on a scheduled basis during our agreement.

12. Prospecting: We actively prospect for your potential buyer daily. We prospect a minimum of 2 hours daily. We contact move-up neigborhoods, FSBO's, renters, expired listings, institutional buyers, REITs, investors, etc. Why is this important to you? There are TWO ways to find a buyer: (1) to sit in the office and wait for the phone to ring or (2) Go out and look for a buyer!

13. Buyer Qualification: Some agents and sellers mistakenly fail to properly qualify a buyer before they enter a contract with them. This can be a fatal error that can cost valuable TIME, MONEY, ENERGY, and MARKET TIMING!
- We REQUIRE every buyer be pre-approved or approved for a mortgage before they even submit an offer.
- We will not look at offers coming from buyers without a pre-approval letter from a lender, a letter from a banking institution, proof of available/certified funds, or similar statements.
- We contact that buyer's lender or mortgage broker before we even begin negotiating to assertain that buyer's ability to purchase AND then we negotiate from there!! I don't believe that there are that many agents out there willing to be that diligent for sellers!

14. Negotiations: It is critical that you realize marketing your property  is only half the battle! Sales are made or lost in the details of the contract offer. Don't trust your investment dollars with an amateur! We continually improve our skills by attending multiple seminars and Continuing Education courses on negotiation skills. It it by virtue of our combined 14 years of experience and hundreds of successful closings that we have learned the in's and out's of how we make it a "WIN-WIN" for all.

15. Contract and Closing Coordination: Again, marketing your property is only half the battle! It is hard enough getting a contract on a property in today's market, much less keeping that contract together. Coordinating with Attorneys, Mortgage Officers, Surveyors and Consultants is a job in itself. Felecia was the paralegal for one of Charleston's most prominent real estate attorneys and throughout her career, she has witnessed every conceivable situation one can be in AND she knows how to get to the bottom of things and never DROP THE BALL! We monitor every aspect of the closing and give you a level of attention that many agents simply cannot give because of Felecia's experience!
